PROGRAM OVERVIEW

We may not end the epidemic of homelessness among the veteran community, but can prevent it from happening in the future, one veteran at a time.

The Freedom Flippers First-Look Home Buyer Program is part of the USA Homeownership Foundation, Inc. DBA Veterans Association of Real Estate Professionals (VAREP). Established in 2011, we are a 501(c)(3) non-profit dedicated to increasing sustainable homeownership, financial-literacy education, VA loan awareness, and economic opportunity for the active-military and veteran communities.

THE HOMES ELIGIBILITY & OFFER SUBMISSION PROCESS THINGS TO KEEP IN MIND

THE HOMES

VAREP accepts bank-owned property donations from financial institutions in order to facilitate veteran homeownership. After renovation, properties are marketed to servicemembers, veterans and first-responders to purchase for the first 15 days.

Beginning on the 16th day, the property will be marketed to all low and moderate income candidates. Buyers who qualify as one of our designated groups will receive up to a 5% discount off of market value in the form of credit toward closing costs. Neglected homes are revitalized into bright spots within the community. Our process creates jobs, produces responsible homeowners, and shows appreciation to our heroes – It’s a win for all!

ELIGIBILITY & OFFER SUBMISSION PROCESS

The Freedom Flipper First-Look Home Buyer Program is open all low and moderate servicemembers, veterans, first-responders and teachers to purchase for the first 15 days.

Note: Beginning on the 16th day, the property will be marketed to ALL low and moderate income home buyers.

First-Look Eligibility Categories

Military - Active Duty, Veteran, Retired, Reservist, National Guard, Surviving Spouse.
Law Enforcement - Police Officer, Prison Guard, State Trooper, County Sheriff, Border Patrol, Retired
Firefighters - Active, Retired, Volunteer
Emergency Medical Technician - Active

Required Submission Package

Documentation to prove that they do in fact belong to one of the categories listed above.
A completed “Freedom Flipper First-Look Intake Package”.
The intake package can be obtained through property listing agent and not VAREP.
Offer to purchase.

Note: All of these documents must be submitted together through the property listing agent (not directly to VAREP).

THINGS TO KEEP IN MIND

To keep an arm's length, local licensed real estate agents are hired by VAREP to list the homes under this program.
VAREP will only accept and negotiate offers through the local listing agent.
VAREP will verify all documentation. Make sure your submission package is complete.
VAREP will evaluate each offer independently of its merits and will either reject, counter or accept (this is a real estate transaction and VAREP will adhere to all real estate laws) your offer through the property listing agent.

Note: Even though you might be in one of the categories above, that does not guarantee we will accept your offer. Many times, your offer may not be the only offer. We evaluate every offer holistically and make a decision of a case by case basis.
